{"id":3955,"date":"2021-10-21T12:23:06","date_gmt":"2021-10-21T02:23:06","guid":{"rendered":"https:\/\/www.thejygroup.com\/?p=3955"},"modified":"2025-10-09T15:09:01","modified_gmt":"2025-10-09T05:09:01","slug":"cip-sells-stake-in-roselands-shopping-centre-for-167-million","status":"publish","type":"post","link":"https:\/\/www.thejygroup.com\/zh\/news\/cip-sells-stake-in-roselands-shopping-centre-for-167-million\/","title":{"rendered":"CIP sells stake in Roselands Shopping Centre for $167 million"},"content":{"rendered":"<div data-elementor-type=\"wp-post\" data-elementor-id=\"3955\" class=\"elementor elementor-3955\" data-elementor-post-type=\"post\">\n\t\t\t\t<div class=\"elementor-element elementor-element-20cda082 e-flex e-con-boxed e-con e-parent\" data-id=\"20cda082\" data-element_type=\"container\">\n\t\t\t\t\t<div class=\"e-con-inner\">\n\t\t\t\t<div class=\"elementor-element elementor-element-4c10603c elementor-widget elementor-widget-text-editor\" data-id=\"4c10603c\" data-element_type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p>JY Group already owns three Melbourne shopping centres, having teamed with Mulpha Australia to acquire\u00a0Brimbank Shopping Centre\u00a0for $153 million in 2019, before joining with property funds manager Haben to purchase\u00a0Casey Central\u00a0from M&amp;G and\u00a0Stockland The Pines\u00a0for $225 million and $155 million respectively.<\/p><p>CBRE\u2019s Head of Retail Capital Markets, Pacific, Simon Rooney negotiated the off-market sale of Roselands on behalf of CIP Asset Management, amid a surge in buyer interest in shopping centre investment opportunities.<\/p><p>Rooney noted that almost $4.52 billion had flowed into Australian retail investments in Q2 and Q3, up 118% on the same period last year and markedly ahead of the comparative spikes in office and industrial transactions (which were up 88% and 87% respectively).<\/p><p>That momentum has continued into Q4, with\u00a0yesterday\u2019s announcement\u00a0that UniSuper and Cbus Property have partnered with AMP Capital to take majority ownership of Pacific Fair on the Gold Coast and a half stake in Sydney\u2019s Macquarie Centre in a $2.2 billion deal.<\/p><p><em>\u201cRetail is the real mover at present, with at least another $2 billion in assets expected to change hands this year,\u201d Rooney said. \u201cThe comparative returns and value proposition is clearly compelling, with major owners now able to competitively rebalance portfolios, allowing incoming investors to strategically acquire some of Australia\u2019s best retail assets.
